How to replace processor
I want to replace the motherboard only but don't know how to remove the processor first

You'll need a hot air workstation for that; the CPU is not considered to be user replaceable. It is soldered onto the motherboard and requires specialized skills and equipment to remove. Any replacement board you get will come with the processor already attached.
